Well so much for a bidding war or a higher offer, only one additional offer came in and it was a low ball offer. So I signed the initial documents for the one of the two similar offers from last week that was determined to be the stronger one. The holiday weekend may have been a distraction and reduced the number of showings, on top of it already being a slow market due to Trump's trade war economy.

I finally got my birth certificate so I go back over to the motor vehicle processing office, figuring I can finally get this done and over with. This time it was a long wait, there were a lot of people there compared to last time (still beats going to a crowded state run DMV office). I had every document I could possibly need so for sure I was getting it done today...Nope, I wasted my time yet again. The guy at the counter didn't like my mailing address being in another state (Nevada), and suggested getting a PO box. $50/month for a tiny box that I'd have to drive to and check at least twice a week because even if I received no mail they'd stuff it with flyers. So I'll just get a virtual mailbox in AZ, I was thinking of doing that anyway to use as a mailing address for things like taxes. I like the one I have in NV though, when I need a package or piece of mail forwarded to me via UPS or FedEx they don't mark up the shipping costs like a lot of these virtual mailbox companies do. One thing I noticed about that motor vehicle processing office is they don't have land line phones, they were using cellphones to answer all incoming calls. And one of them had their kid with them on the floor behind the counter.

That's fucking weird, that you don't have mail at your address, even if it's a remote community box tied to it. What a pain in the ass.
I get VERY angry when I've waited in line at some jumped up place like that only to have some "nope, nope, nope, next" bitch at the counter.

There's been a petition going for many years to get the USPS to add mail delivery here, but they don't seem to be interested despite the number of people living here now. Yet they can
deliver mail to the bottom of the Grand Canyon by mule.
One bit of good news, my realtor says the buyer's agent mentioned the buyers are really happy and are even considering waiving inspections

About two more weeks then this hell should finally be over. It's wrecking my credit from all the big expenses I was forced to take on over the last several months that I can't afford to pay off, forcing me to set my credit cards to min pay so that I have enough money to cover two mortgages. In two more weeks that all goes away and things return to normal.

So the sale closes in 2 weeks then? That's not so bad I guess. When you say it all goes away, I presume that means there will be some profit on the sale, to be able to fix everything with.

The vast majority of it goes to paying off the remaining balance plus the commission for the two realtors involved (3% each) but yeah there will be enough to pay everything off with some left over. I don't know if what I'm left with will be more or less than what I would have gotten with the previous buyer, it's at a higher selling price this time but that's offset by concessions to cover the buyer's closing costs.

I heard from my realtor today, he said the buyer's agent said they're aiming to close in the next week, so maybe next Friday.

And it's done! It'll be either tomorrow or Monday before I have the funds since it takes a 1 to 2 days. Hopefully it's tomorrow, got stuff to do
